The Real Estate Group represents individuals, businesses, lenders, and governmental entities in a wide variety of real estate matters including routine as well as complex conveyances, transactions, and controversies. Our Real Estate attorneys work closely with Guaranty Title, Incimplementing a collaborative approach that enables us to most effectively meet client needs. Rosen Harwood has offered residential closing services for over 40 years and is a leading provider in the Tuscaloosa area.

Our Real Estate attorneys handle all aspects of commercial and residential transactions and development, from planning and financing to government approvals and contracts. These matters include negotiation and preparation of development agreements, purchase agreements, leases, easements, and rights-of-way. For our bank and lending clients, we perform due diligence and prepare loan and collateral documentation. We regularly assist our industrial and commercial clients with financing and development issues. For our county and municipal clients, we provide assistance in acquisition of right-of-way, development, and regulatory matters. In addition, we represent public and private utility clients in site and right-of-way acquisitions and development. The Real Estate attorneys have significant experience in single-family and multi-family residential transactions and development, retail and commercial transactions and development, and industrial and minerals development. Our Real Estate attorneys have served as title insurance agents for over 40 years. Presently, we are an agent for First American Title Insurance Company, and have served as such since 1988.

In addition, the Real Estate Group regularly assists clients with environmental, zoning, subdivision, right-of-way, and other land use matters. Our attorneys work closely with project engineers and have significant experience in obtaining approvals from state, county, and municipal government agencies, facilitating the development process.

Our Real Estate attorneys also counsel clients in property disputes involving title defects, boundary lines, easements, rights-of-way, and division among co-tenants. With our expertise in this area, we are able to offer creative solutions that often accomplish the client’s goal while saving the cost of litigation.
